I need a separate dog room for crates and supplies and where I can put all our ribbons, certificates, and trophies. And a separate bathroom can be converted into a grooming salon where I can work on clients’ dogs too. I like my house but it’s very cramped and I need two floors.

I'm just curious, what price range would 2bed / 2 bath townhouse be in where you live? I saw something called "southern colonial house" on a US tv show, that looked very nice.
